Adverse credit

A bad credit rating doesn’t always mean that you won’t be able to secure a mortgage. Your personal circumstances are so much more than just your credit score. The first step is to let us know exactly what the issue may be and if possible have a full copy of your credit report. Once we have this our specialists can work through it with you and see if we can search the market to find the right mortgage for you. In some circumstances it will not be possible to arrange a mortgage, for example If you were recently bankrupt but County Mortgages can still work with you so that when the time is right you will be able to apply.

Help to buy New build

We are registered with the help to buy new build schemes. This means that you will be able to secure your first new build property with only a 5% deposit, the government will then contribute a 20% deposit with the lender making up the remaining 75% by way of the mortgage. The help to buy scheme is changing shortly so please contact us to discuss.

Shared ownership

We have specialist products for shared ownership. Shared ownership schemes allow buyers who meet the eligibility criteria to secure a mortgage to buy a stake (usually between 25% and 75%) in a property, while paying rent on the remaining share to the housing association or private developer that own the building. The rent you pay on the remaining share is charged at a discounted rate. Due to the shared ownership the properties are usually on a leasehold basis and the rent will need to be included with the affordability checks. If you’re planning to build your own home, a conventional mortgage won’t be right for you. Instead, you’ll need to apply for a specialist self-build mortgage. When applying for a self-build mortgage it is a lot more in depth than a traditional mortgage as there is a lot more risk for the lender, self builds are not for everyone. The lender will want to know detailed information about the build plan, costs  and stages as they will be checking that what you are planning is feasible and also possible within the costs that you have projected.
